Open-plan kitchen with a stone-effect island, part of a home renovation in East Lothian by George Herkes & Son

Whether you are updating a tired bathroom or giving a whole house a fresh start, we handle the joinery-led side of home renovation in Tranent and across East Lothian. George and his son Ross do the work themselves, from the first visit to the finished room.

Our renovation work includes bathrooms, flooring and the woodwork that makes a room feel properly finished. Estimates and advice are always free.

What does a home renovation involve?

Every renovation is different, but most start with a room that no longer works for the people living in it. We look at the layout, the condition of what is there and what you want it to do, then plan the work in a sensible order.

Typical jobs we take on include:

  • Bathroom renovations, including new layouts, boxed-in pipework and made-to-fit units
  • Flooring in bathrooms, kitchens, hallways and living areas
  • Kitchen fitting as part of a wider update
  • Fitted wardrobes, alcove units, shelving and under-stair storage
  • Internal doors, fire doors and staircases
  • Loft and garage conversions

Bathroom renovation in East Lothian: what to think about

A good bathroom starts with the layout. Keeping fixtures where they are is usually the simpler route, while moving them can mean more work behind the walls. We will talk through the options with you on the first visit.

Current style forecasts, mostly from retailers and manufacturers, point to warm, earthy colours, stone-look tiles, matt finishes and wood-tone vanities. White sanitaryware is still considered perfectly fine. Texture and natural materials are replacing extra colour.

As joiners, we are happy to build in what suits your space, such as a vanity unit sized to the room, storage in an awkward corner or panelling around pipework. Boxing in pipes and cisterns also avoids hard-to-clean nooks.

Do I need a building warrant for a bathroom in East Lothian?

Not always, but the work must still meet Scottish building standards. The Scottish Government's guidance says minor work such as fitting a new bathroom must meet the standards even if you do not need a warrant, and it advises checking with your local council.

Trade guides generally treat like-for-like replacement of fixtures, re-tiling and new flooring as minor work. Moving the toilet, altering drainage, opening up walls or forming a bathroom where there was not one before are more likely to need a warrant. Sources differ on new en-suites, so confirm with East Lothian Council for your own project.

Older homes may bring extra requirements. If your property is listed or in a conservation area, check before you start. Warrants are also separate from planning permission. When you get an estimate, ask who handles any application and who pays the fees, so nothing is assumed.

Questions we're asked.

Do I need a building warrant to renovate a bathroom in East Lothian?

Not always, but the work must meet Scottish building standards either way. Like-for-like replacement, re-tiling and new flooring are usually treated as minor. Moving the toilet, altering drainage, structural changes or creating a new bathroom often need a warrant. Always check with East Lothian Council before you start.

How much does a bathroom renovation cost in East Lothian?

It depends on the size, the layout, what is found behind the walls and the fittings you choose, so we do not quote figures without seeing the job. We visit, talk through what you want and give you a free estimate. Ask what is included, such as drawings or council fees.

Can you renovate more than just the bathroom?

Yes. Our renovation work covers bathrooms and flooring, and we also fit kitchens, build wardrobes and alcove units, hang doors, make staircases and carry out loft and garage conversions. Many customers combine several jobs, which we can plan together at the first visit.

Which areas do you cover for home renovation?
