Door Fitting Dunbar: What to Know Before You Book

Our own work

Good door fitting Dunbar homeowners can trust comes down to three things: accurate measuring, the right door for the job, and a neat, secure finish that opens and closes properly for years. Whether it is a new front door, a set of internal doors or a fire door, the fitting matters just as much as the door itself.

We are George Herkes & Son Joinery, a family firm based in Tranent and trading since 1989. George and his son Ross fit doors for homes across East Lothian. Here is what to think about before you book, including when a building warrant comes into it.

What door fitting in East Lothian involves

Door fitting is more than hanging a slab of wood or composite in a gap. A proper job means checking the opening is square, setting the frame so the door sits true, getting the hinges and locks lined up, and making sure the door is draught-sealed and weather-tight where it needs to be.

Older houses often have openings that are far from square. Walls move, floors settle and frames have been patched over the years. A joiner who has worked on a lot of older East Lothian homes will spot this at the estimate stage and plan for it, rather than finding out halfway through the job.

The picture at the top of this page shows a new grey composite front door fitted to a rendered house, one example of George's work in East Lothian. You can see more on our recent work section.

  • Front and back doors, including composite and timber
  • Internal doors, including swapping tired doors for a matching set
  • Fire doors, where the door, frame, seals and hinges all need to suit each other
  • Frame repairs, new thresholds and re-hanging doors that have dropped or stick

Do you need a building warrant to replace a door?

In Scotland we talk about building warrants, not building regulations approval. Replacing an existing door with a like-for-like one in the same opening is generally exempt from a building warrant. Putting a brand new door into an external wall, or making an existing opening bigger or smaller, generally does need one.

Some sources disagree on full replacements, and the Scottish Government's Technical Handbook says complete replacement doors and windows are not treated as a repair. So our advice is simple: if you are unsure, check with East Lothian Council Building Standards before work starts. Failing to get a warrant where one is required is a criminal offence under the Building (Scotland) Act 2003, so it is worth the phone call.

Flats have fewer exemptions than houses, which is worth knowing in a town with plenty of flats and older converted properties. If you live in one, check first before changing anything.

One more thing to watch: FENSA certificates belong to the England and Wales system and are not proof of Scottish compliance. If a firm quotes FENSA as its reassurance, ask more questions.

Internal doors fitted Dunbar homeowners will be happy with

New internal doors can change how a house feels. Matching doors through a hall and landing look tidy, and a door that closes with a soft, solid click is a small daily pleasure.

When we have internal doors fitted, the detail is in the trimming and hanging. Each door is fitted to its own opening, with even gaps around the edges and enough clearance for carpets or new flooring. If you are planning a bathroom or flooring renovation, it makes sense to sort the doors at the same time so they are cut to the finished floor height.

If a room needs a bit of extra thought, such as an awkward alcove or a door to a loft room, we can build around it. Our bespoke joinery and fitted furniture work often goes hand in hand with door fitting.

Sash window repair Dunbar and older homes

Many older homes in and around Dunbar have timber windows that still have plenty of life in them. A sash that rattles, sticks or will not stay open can often be repaired rather than replaced. That keeps the look of the house and the character of the original joinery.

If your home is in a conservation area, check before replacing windows. East Lothian's guidance says planning permission may be needed to replace windows in a conservation area unless the new window exactly matches the old one. Listed buildings need Listed Building Consent. Repairing what you have is often the simplest route in those cases.

We cover timber and sash window repairs alongside doors, so one visit can look at both. You can read about all of this on our services page.

When you are choosing a tradesperson, ask these questions before you agree anything:

We have been East Lothian Trusted Traders since 2017 and are rated 5.0 from 63 reviews. James Allan put it this way: "George responded quickly to my online enquiry, visited the site and provided an estimate which I considered to be fair and reasonable for the work involved." You can read more on our reviews section.

  • Will they visit and measure properly before giving a price?
  • Is the estimate clear about what is included?
  • Will they tell you honestly whether you need a building warrant?
  • Can you see photos of their finished work?
  • Will they repair rather than replace when that makes more sense?

Questions we’re asked

Do I need a building warrant to replace a front door in Dunbar?

Replacing a door with a like-for-like one in the same opening is generally exempt. A new door in an external wall, or changing the size of an opening, usually needs a building warrant. Sources differ on full replacements, so confirm with East Lothian Council Building Standards before work starts. We are happy to advise.

Can sash windows be repaired instead of replaced?

Often, yes. Sticking, rattling or loose sashes can frequently be repaired by a joiner, which keeps the original look of an older home. If your property is in a conservation area or listed, repair can also avoid the extra consents that replacement may need. We will look at the windows and tell you honestly.
